Is there a realestate insurance that the policy cover’s move then just one property on it?

Posted by admin on December 30th, 2010 and filed under realestate property | 2 Comments »

Was wondering if there is a rental property insurance that owers can have that can cover multiply properties under one policy then have one policy per property.

Yes, of course. A commercial property policy can list hundreds of locations on it.

That "one property per policy" bit is for amateurs, who only own one or two rentals, and own them in their personal name.

How do I find realestate owned homes for free?

Posted by admin on December 24th, 2010 and filed under find realestate | 3 Comments »

Free? The average person will not have access to that sort of information. REO listings by bank is not something you can find on the internet. If you do..it’s not free!

There are realtors who specialize in REO or foreclosures. Contact your state’s realtor association and ask for realtor who do that.

If you want free and have the time, you can go down to your county record and deeds office and go through it’s massive book(s).

Whats the best way to end a realestate agents contract.?

Posted by admin on December 22nd, 2010 and filed under realestate agents | 1 Comment »

I have a one year but the commision is 6% probably more than I will make after closing sale…
They are not what I expected , 4 months no showings, other agents showing thats another commission can I at least renogotiate a smaller commission in this market CALIFORNIA…

Granted, commissions are negotiable, but if you negotiate lower than 6%, you are shooting yourself in the foot. The vast majority of realtor listed sales involves 2 office; listing and selling. Presuming a 50/50 split that’s 3% for each office. A reasonable amount. However, if you lower the total commission, the share to the selling office will not be very attractive and many agents won’t show property with a low commission. You want to do just the opposite. Offer a bonus if the property is under contract in X number of days.

I sure hope he doesn’t keep succeeding at what Bush succeeded at. Bush succeeded at putting this country in the toilet. My presumption is that if Obama keeps doing what Bush did, he will succeed like Bush did.

Insanity: Doing the same think over and over again and expecting different results each time.

Great links BTW! Zillow.com is also a good source to find out what real estate is doing in your area as well as the rest of the country.

Can a person with a felony obtain a realestate license in Minnesota?

Posted by admin on December 14th, 2010 and filed under realestate | 3 Comments »

My friend wants to get her realestate license but she has a felony. Is there a way she can obtain it or does her Felony disqualify her somehow??

Yes, contact the licensing bureau.

But consider that she might have a VERY tough time getting a job, even if she can get the license. She also might find it nearly impossible to be an independent realtor without company experience.

She should do some serious research as to whether there are any successful realtors with similar felony records. If so, maybe go for it. If not, it might not be a wise career choice.

Which way does a house face when it’s advertised as a lakefront or oceanfront property?

Posted by admin on December 12th, 2010 and filed under realestate property | 3 Comments »

Does the front door or yard to the house face to the lake or ocean if its called lakefront or oceanfront, or is this just a stupid play on words that we found useful for some unknown reason in realestate?

Back when most of your visitors arrived by water then houses front door would face the water. Now most of our visitors arrive by street so our houses front door normally face the street.

I have seen houses that had front doors face both those ways and also one that faced an air strip.

But when we say Ocean front or water front we are talking about the property bounded in part by a body of water of some sort that is important. You would not normally say creek front or ditch front. But you might say river front.

what can i do with abandoned auto on my new short sale property?

Posted by admin on December 10th, 2010 and filed under realestate property | 5 Comments »

hello all,, i just became the new owner of a new property which i purchased as a short sale..the realestate person that sold it to me did not get the last owner to remove,,weeds,,junk,,junk and a large bus which is in backyard area …i do not know what to do???

You will probably have to follow the abandoned property laws of your state and county. You cannot get rid of ANYTHING until you’ve followed those laws EXACTLY. You can certainly move the items and store them in a secure location, but that’s the extent of it.

Most abandoned property laws are that you must attempt to contact the owner of the property and give them 30 days to get the items. You may also have to post public notice (like in the penny save or classifieds section). Once that time frame is up, you can do with them what you wish. I would probably post an ad in the newspaper & on craigslist saying "junk. free. u-haul." and then a short description of a the items. Post a photo (on CL) and after that, call some junk haulers to come get the bus and rent a dumpster to get rid of the rest.
