I know you can bu real estate at tax foreclosure sales for the equivalent of a few years of a tax bill- maybe a couple thousand. But, if there is still a mortgage on the property, you could have some trouble closing. Also, you have to evict the people living there and it gets really messy.
You can do it in some ways, but it takes a pretty heartless person to evict people from their home over a couple thousand bucks they often dont even know they owe. References :
I have bought several forclosed homes, and was very sorry. I knew one couple that was in the first house, and saw the trouble they went through. The second one, watched the shireff’s police take the woman out and place her in a squad car. The guilt is still there and offered both of them their houses back for the amount that I paid the bank. Why would any sane person/company sell a home for pennys on the dollar. They don’t. It just does not happen.
