There are all kinds of grants you can get. Ask a loan officer from a local bank, if he/she doesn’t know, try another bank.

what are some downfalls to buying a forclosed home or multi family buiding?

Posted by admin on November 5th, 2011 and filed under buying realestate | 4 Comments »

i want to invest on realestate, preferebly a multifamily buiding to rent out. But when i look at the prices online they look to good to be true, there must be a catch somewhere they arent showing. If you know anything about investing on realestate can you please give me advice on this issue.

From 1996 to 2001 I bought 14 homes all foreclosures and/or distressed properties. I sold all but three of them. I now own 2-2 Family units and 1-single family unit. The one two family was a VA foreclosure, the other two family was from a man who wanted out of the rental business. I have now owned all of them between 12-15 years. Great Tax advantages, some headaches, but you must be ready to put money into them. 15 years Rental property owner.

Is buying forclosed Realestate ever a BAD idea?

Posted by admin on August 25th, 2011 and filed under buying realestate | 8 Comments »

I mean.. you are almost guaranteed a profit on it right? Since you are getting it below market value?

You are not getting it that far below market value. Unless you are talking about high dollar homes the costs of buying ands selling would eat up the difference

Any ratings source for a realtors for home buying ?

Posted by admin on April 10th, 2011 and filed under buying realestate | 3 Comments »

I am trying to buy a house and would like to choose a realtor. what options should I consider in choosing a realtor. I have no friends who are realtors. I have a few recommendations. But how would I narrow the ONE. Are there websites that rate the realtors? Like CNEt for electronics or rate my professors for professors, are there any websites with the realestate agent reviews or rating. Any tips in helping choose a realtor is greatly appreciated.
I am looking for one in grand rapids michigan.

There are no sites that rate realtors.

I would pick a realtor and use them a day BEFORE you sign a buyer broker agreement. OR sign the buyer agreement for a one day period only.

Treat the one day they take you out as a job interview. Did they ask you questions about what you want in a home, area, price, etc. And then did they show you want you wanted and explain the questions you had.

Thinking about buying realestate in central america! wherer shall i buy?

what kind of paper work do i need if i sold realestate privately and not with an agent to prove they paid me?

Posted by admin on January 30th, 2011 and filed under buying realestate | 3 Comments »

i need a document to prove that they bought realestate off of me the amount they paid and where it is and signature

Any sale of real estate should be recorded with the county. If you sold the property privately and did not record the sale, you could have problems.

Do you have a bill of sale or other document relating to the sale? If it was a cash transaction, do you have a copy of the check that they used to pay you? If the purchase was financed by the person who purchased it from you, you might want to check with their lender.

Most real estate sales are handled either by title companies or a real estate lawyer. If you did one of these options, then you should have a closing statement. Contact the title company or real estate lawyer who handled the sale and they should be able to provide you with documents to prove that you sold the property and were paid for it.

How to go about buying land in the Hill Country?

Posted by admin on November 2nd, 2010 and filed under buying realestate | 1 Comment »

My husband and I live in DFW and would like to purchase 5acres in the Hill Country. I know the Hill Country encompasses several cities so bare with me. How would we go about finding a realestate agent in the area? I already tried googling it but none of the realtors had critiques and would appreciate insider help.

First of all, plan on spending a ton of money. Not a lot…a TON. The Hill Country has become wildly popular, and those good folks up there know it, and they’re laughing all the way to the bank.

Secondly, if you’re looking for five acre tracts, they’re likely to be found in gated subdivisions with pretty tight restrictions, or in backwoods areas with NO restrictions (mobile homes and junk cars). The likelihood of finding a friendly farmer who will lop off a corner of his pasture to sell you is slim to none.

Third, Google real estate agents in the following areas: Boerne, Comfort, Bandera, Fredericksburg (a TON of money), Blanco and Kerrville. These areas are in the "hilly-est" parts of the Hill Country. Century 21 real estate agents in these areas tend to be pretty reliable. You can also check out Trulia.com and enter any of these town names. There are, of course, lots of other towns in the Hill Country, but these seem to be the most popular. (Insider tip: take a look at www.doehneoaks.com)

Good luck!

WHEN IS PAYMENT FOR REALESTATE LAWYER DO WHEN BUYING A HOUSE?

Posted by admin on October 31st, 2010 and filed under buying realestate | 5 Comments »

Lawyers are paid a retaining fee upon hiring, whatever they set. If the amount of time needed exceeds what their retainer covered they are paid when they are finished, which should be closing.
